Video intercom systems.

The system a resident actually touches every day, and the one that generates the most complaints in an ageing tower. In a high-rise it is far more cable than device.

A video intercom lets a resident see and speak to whoever is at the lobby door or gate before releasing it. In a high-rise it spans door stations, riser cabling, a head end and a station in every unit, so a fault is rarely where it appears. What a video intercom is, and what it is not

A video intercom lets someone inside a unit see and speak to a caller at the lobby door or the gate, and release the door if they choose to. That is the whole function, and the reason it matters is that it is the only security system in the building that a resident operates personally, several times a week.

It is not an access control system. Access control decides who may pass using a credential they carry; an intercom asks a human to make that decision about a visitor. Most buildings need both, they are frequently installed on the same doors, and confusing them is one of the more common ways a scope of works goes wrong.

Count the rows that are not the thing on the wall. In a 300-unit tower the unit stations are the largest number of items but a minority of the installed cost and effort; the riser is the expensive part, and it is the part that decides what an upgrade looks like.

Audio versus video, and what changes

Older Malaysian towers were commonly cabled for audio-only intercom. The practical difference is not the picture; it is that a resident can decline to open a door to someone they can see is not who they claimed to be. Buildings usually reach the question when the audio system starts failing rather than because they wanted video.

Whether existing cabling can carry video depends on the type and condition of the riser and on the system chosen. Some systems are designed specifically to run on legacy two-wire installations for exactly this reason. This is a survey question, not a catalogue question, and any answer given without opening the riser is a guess.

Why intercom faults are hard to place

An intercom fault is reported by whoever is inconvenienced, which is a resident at a handset — the far end of a long chain. The diagnostic method is in the failing-systems guide, and it reduces to one question: how many units, and which ones. One unit is a station. A vertical stack is the riser. The whole building is the head end or its power.

The failure that costs a building most is none of those. It is the door release that stopped working while the intercom kept working, so calls connect, residents press the button, and the door has been propped open for a month because nothing reported a fault.

Replacing unit stations without rewiring every riser

The usual reason a building starts this conversation is that the unit stations are no longer manufactured. Whether the riser can be retained decides whether the project is a device replacement carried out floor by floor, or a cabling project that needs access to every riser cupboard and a programme agreed with residents.

  1. Survey the riser and establish cable type, condition and spare capacity.
  2. Establish what the existing head end can and cannot support.
  3. Decide whether the replacement must run on the existing cabling, or whether the building is prepared to fund new.
  4. Only then select equipment — the constraint chooses the system, not the other way round.

The Panasonic appointment, and the award

In 2015 Panasonic Malaysia upgraded Occhio Tec to Authorised Strategic Partner for ELV works. In the same year Panasonic gave a global Best Seller Award for video intercom in the apartment market, presented by the Director of AVC Network, Mr Minami.

That award is worth being precise about, because the precision is the point: it is global rather than national, and it is in the apartment market — the exact category this page is about. It is a statement by a manufacturer about volume, not an independent assessment of workmanship, and it should be read as that.

What to ask for in a quotation

  • Whether the price assumes the existing riser is retained, and what happens if the survey finds it cannot be.
  • Unit station count, and the price per additional unit — occupancy changes.
  • How the changeover is phased, and how long any unit is without service.
  • What happens at units where nobody is home on the scheduled day.
  • Whether the door release circuit is included, because it frequently is not.
  • Documentation and administrative credentials at handover.
  • First-year maintenance, priced separately — see maintenance and takeover.
