Alarm Handling System &
Perimeter Intrusion System

Detection at the boundary, annunciated where somebody is actually watching — with a defined response the building has agreed before the alarm ever trips.

How the work is delivered.

A system is only as good as the way it is specified, built and looked after. These three are services in their own right — each one surveyed, quoted and documented on its own terms.

06/COMMON QUESTIONS GENERAL NOTES

Questions we get asked.

Q-01We are taking over the building from the developer and nobody has the system passwords or documentation. Can you help?

Yes, and it is a common starting point. A takeover begins with a survey: we identify what is installed, what condition it is in, what is still supported by the manufacturer and what is not, and we write it down.

Whether the existing system can be recovered or has to be replaced is an answer that comes out of the survey, not out of a quotation.

Q-02Can you maintain a system that another company installed?

Every maintenance engagement starts the same way regardless of who installed the system: we survey it, record its condition and what the manufacturer still supports, and quote against what we find. If something is beyond economical repair we will say so, and say why.

Q-03What does ELV actually mean?

ELV stands for Extra Low Voltage — the layer of a building that runs on low voltage rather than mains power. In practice it is the systems that let a building see, admit and record: CCTV, access control, intercom, perimeter detection, guard tour, key management, and the structured cabling and fibre they all run on.

It is usually specified as one package because the systems share cabling, share a control room and have to talk to each other. Splitting it across suppliers is where most of the trouble starts.

Q-04Which parts of Kuala Lumpur do you work in?

Our office is in Menara 1 Mont Kiara, and the portfolio is concentrated in Mont Kiara, Bangsar and the KLCC area — 29 named properties, listed in full on the work page.

We also work on commercial properties and warehousing elsewhere in the Klang Valley.

Q-05What happens at a site survey?

We walk the property and record what is actually there rather than what the drawings say: entrances, lift lobbies, risers, car park levels, sightlines, existing cabling routes and the condition of any equipment already installed.

That survey is what a specification and a quotation are then written against. It is also the document that tells you whether a problem needs replacement or just correction — which is not always the answer a supplier wants to give.

Q-06What kind of buildings do you usually work on?

Predominantly high-rise residential — condominiums and serviced residences in the mid-high to high-end market, where a management committee has to inspect, understand and defend every system it pays for.

We also work on commercial properties: offices, retail, mixed-use developments and commercial warehousing.

Q-07Do you supply equipment only, or install it as well?

Both, as one scope. We design the system, specify and supply the equipment, install and commission it, and maintain it afterwards. That is deliberate: when cameras, intercom and cabling come from three different suppliers, a fault turns into an argument about whose fault it is.

Q-08Which manufacturers do you hold appointments with?

Panasonic Malaysia appointed us an Authorised Strategic Partner for ELV works in 2015, and in the same year Panasonic’s global organisation gave us a Best Seller Award for the video intercom apartment market. MicroEngine appointed us an Authorised System Installer in 2014, and Astro an Authorised Reseller for IPTV and broadband in 2016.
