CCTV
Camera systems planned from sightlines, not guesswork. Entrances, lift lobbies, car parks and perimeter — positioned for coverage you can defend and footage you can retrieve.
Ten systems and three ways we deliver them, one contractor — designed, installed and maintained without handing you between suppliers. If the building already has a system and the problem is that it stopped working properly, start at maintenance.
Each system below is one we specify, install and stand behind — not a product we resell and leave. They are grouped by the drawing reference they share, because that is how they get built.

Camera systems planned from sightlines, not guesswork. Entrances, lift lobbies, car parks and perimeter — positioned for coverage you can defend and footage you can retrieve.

The room every layer terminates in: recorders, controllers, monitoring wall and network core — laid out to be operated under pressure and serviced without guesswork.

Controlled doors, readers and credentials across the property, with an auditable record of who passed which point and when. Access decided by the system, not by habit.

Turnstiles, gates, boom barriers and car park systems — the physical half of access control, at the point where people and vehicles actually enter.

Controlled cabinets that log every key drawn and returned, against a named holder and a time — so master keys stop being an honour system.

Two-way audio and video between entrance, lobby and unit. A visitor is seen and verified from inside the unit before any door releases. The system Occhio Tec was awarded for.

The structured cabling backbone every other system rides on — clean, labelled, documented runs, terminated to standard and tested before handover.

Optical backbone for long runs and between blocks, where copper distance limits or electrical noise would otherwise dictate the layout.
Detection at the boundary, annunciated where somebody is actually watching — with a defined response the building has agreed before the alarm ever trips.
Checkpoint hardware that turns a patrol route into a record — proof the round was walked, at the time it was meant to be walked.
A system is only as good as the way it is specified, built and looked after. These three are services in their own right — each one surveyed, quoted and documented on its own terms.
Site survey, system design and equipment specification — including schematics and application notes you can submit for a tender or present to an end customer.

Built to the drawings, tested point by point and handed over working — with the documentation to match, so a stranger could service it later.

Systems drift: lenses film over, doors sag, records lapse. Scheduled servicing and fault response keep the installation performing as it did on the day it was commissioned.
The same sequence on every property, because it is the sequence that produces systems that still work in year ten.
We walk the property — every entrance, riser and blind corner — and document existing conditions before proposing anything.
Camera schedules, door schedules, cable routes and equipment specification — drawn up for approval before installation begins.
Built to the drawings, tested point by point, and handed over working — with documentation to match.
Scheduled servicing, fault response and system health checks — for as long as the building needs to see.
Condominiums and serviced residences — our niche since the beginning, focused on the mid-high to high-end market across Mont Kiara, Bangsar and KLCC, where committees answer to residents and every system must be one they can inspect and defend.
Offices, retail, mixed-use developments and commercial warehouses — where operating hours, tenant movements and liability demand systems documented as carefully as they are installed.

Yes, and it is a common starting point. A takeover begins with a survey: we identify what is installed, what condition it is in, what is still supported by the manufacturer and what is not, and we write it down.
Whether the existing system can be recovered or has to be replaced is an answer that comes out of the survey, not out of a quotation.
Every maintenance engagement starts the same way regardless of who installed the system: we survey it, record its condition and what the manufacturer still supports, and quote against what we find. If something is beyond economical repair we will say so, and say why.
ELV stands for Extra Low Voltage — the layer of a building that runs on low voltage rather than mains power. In practice it is the systems that let a building see, admit and record: CCTV, access control, intercom, perimeter detection, guard tour, key management, and the structured cabling and fibre they all run on.
It is usually specified as one package because the systems share cabling, share a control room and have to talk to each other. Splitting it across suppliers is where most of the trouble starts.
Our office is in Menara 1 Mont Kiara, and the portfolio is concentrated in Mont Kiara, Bangsar and the KLCC area — 29 named properties, listed in full on the work page.
We also work on commercial properties and warehousing elsewhere in the Klang Valley.
We walk the property and record what is actually there rather than what the drawings say: entrances, lift lobbies, risers, car park levels, sightlines, existing cabling routes and the condition of any equipment already installed.
That survey is what a specification and a quotation are then written against. It is also the document that tells you whether a problem needs replacement or just correction — which is not always the answer a supplier wants to give.
Predominantly high-rise residential — condominiums and serviced residences in the mid-high to high-end market, where a management committee has to inspect, understand and defend every system it pays for.
We also work on commercial properties: offices, retail, mixed-use developments and commercial warehousing.
Both, as one scope. We design the system, specify and supply the equipment, install and commission it, and maintain it afterwards. That is deliberate: when cameras, intercom and cabling come from three different suppliers, a fault turns into an argument about whose fault it is.
Panasonic Malaysia appointed us an Authorised Strategic Partner for ELV works in 2015, and in the same year Panasonic’s global organisation gave us a Best Seller Award for the video intercom apartment market. MicroEngine appointed us an Authorised System Installer in 2014, and Astro an Authorised Reseller for IPTV and broadband in 2016.
